Dorset property with land and stables acquired despite fierce competition
16-06-2010

The brief
A client in rented accommodation required a family house with
land and stables near to Sherborne in Dorset.
The acquisition
Despite fierce competition from six other bidders, a successful
outcome was achieved. This was the result of advanced knowledge,
knowing for many months that the property was coming to the market.
This enabled us to carry out our due diligence and research well in
advance of the property becoming publicly for sale.
Testimonial
"There is absolutely no question that, without your services, we
would not have secured the farm in the face of the fierce
competition that developed. Informing us well before the property
even came to the market was a great example of your level of local
intelligence and really gave us the edge. You operate a
well-evaluated and disciplined process, which we have no hesitation
in recommending to others."

Employing a buying agent proves invaluable with farm acquisition
15-06-2010

The brief
A London-based client moving to the South West required land and
the possibility of a complete refurbishment or a new build site to
create their own home and small shoot.
The acquisition
Having identified a farm of just over 100 acres near to the
intended schools for the three children, an assessment was made of
the development potential and costs, and the relevant professionals
were brought in. The land was ideal for a small shoot and the
property attracted serious competition as soon as it became
available. Our relationship with the agricultural sales agent and
our experience in negotiating such transactions provided a
successful outcome.
Testimonial
"You have a strong relationship with local agents, providing an
inside track, not just on early introductions, but also obtaining
important information, greatly assisting negotiations. Above all,
you are straight, knowledgeable, decent and fun to deal with."

Country house acquired for client at private auction
14-06-2010

The brief
The requirement was for a period family house with a few acres
and some outbuildings in an edge-of-village location. Timing was
critical, as the clients were moving from sale straight to a
purchase.
The acquisition
Through local knowledge and contacts we were aware of one or two
properties due to come to the market that matched the wish list of
the client. The property ultimately acquired generated such
interest that the sales agent eventually held a private auction at
the property. The advance warning was critical on this listed
property, because we were able to carry out all necessary research
prior to the purchase.
Testimonial
"To put it bluntly, we simply could not have managed without
you! From finding the house before even the agents knew about it -
thereby giving us the advantage of time - to handling the agents
involved. I do know that our success was utterly dependent on your
confident, canny and impressive performance during the auction
when, once again, each judgement you made was spot on."

Middle East client buys on fleeting visit to the UK
13-06-2010
The brief
A businessman and his family from the Middle East employed
Private Property Search to acquire a family house with a small
amount of land in South West Wiltshire. The difficulty was the
availability of the client to view properties, since he only
returned to the UK infrequently for short visits.
The acquisition
Our clients only had half a day to view suitable properties on
23rd December. We narrowed down the viewing to two
properties and concluded negotiations over the Christmas holiday
period. Despite the difficulty of communications and time zones,
everything was achieved without undue stress or inconvenience to
the clients.
Testimonial
"We could not believe that you so cleverly found the ideal
property so soon. Your knowledge and negotiating skills certainly
proved invaluable. To have secured the purchase, engaged the
appropriate professionals and tied it all together over the holiday
period was brilliant. We have no hesitation in recommending your
services to other overseas purchasers."

Off-market farm acquired for existing client
12-06-2010
The brief
To find a well-equipped arable farm of at least 500 acres, close
enough to be farmed in conjunction with our client's own farm.
The acquisition
Knowing how long it might take for a farm to come onto the open
market within such a restricted area of search meant that we had to
rely on our own in-depth knowledge as to how to proceed and who to
approach. Having identified a suitable farm, and after six months
of careful negotiations, a successful acquisition was achieved.
Testimonial
"Finding another farm to enhance our business, which was so near
to our own and wasn't even for sale, was exactly the reason we
asked you to act for us. Your tenacity in persuading the owner to
sell, and careful handling of the negotiation, resulted in a deal
where everyone felt very comfortable with the outcome."
