Our approach is different to that of a selling agent. The job we do falls broadly into three areas: search, advise and buy.
At each stage, we use our experience and expertise to ensure the best outcome for you.
The first thing we do is listen to you and understand what is driving your brief. Is it location, type of property or budget, or a combination of all three? How flexible do you want to be about any of these? Are you at the beginning of your search, or are you already frustrated by not having found what you are looking for?
In every case, we take a long-term view of the market, rather than simply considering what is publicly available right now. We also cast our net more widely than a selling agent based in a single office. We use our knowledge of adjacent areas and similar property types to make intelligent choices, and – most importantly – we are able to find out what is likely to be coming to the market soon. Our exceptional network of contacts provides us with advance warning of properties coming to the market and access to those that are for sale privately.
With our market knowledge, we are able to advise you on appropriate values and purchase strategies. At the critical negotiation stage, our experience and relationships make a vital difference. We want to become your trusted adviser. We offer thoughtful and occasionally hard-hitting advice about your intended purchase. A lot of our work is about making the right judgements at the right time. We may encourage you to proceed, but we will never pressurise you to do so.
We will often advise you not to buy and this can be for a number of reasons. Maybe your view of an area is over-optimistic. Sometimes our research reveals problems that either can’t be fixed or require too many compromises for the outcome to represent value for you. For every property you express an interest in buying, we draw up a report that pulls together all the relevant information on the property, its management, maintenance and associated costs, local area, planning applications, and more. It also includes details of comparable transactions, so we can give our opinion of true value.
Then comes the moment of truth – buying the property. We are acutely aware that this can be the most worrying time of all for you, especially if you are not on the spot or even in the same time zone. There are almost always obstacles to be overcome, but ideally we seek to solve any problems before you are even aware of them. In our keenness to close the deal on your behalf, we will not dismiss issues – however small – that may have implications for the eventual price paid.
On the other hand, we do not want to drag our feet and risk losing the property. We always keep in mind that our role is to secure the right property at the right price for you, in the simplest and most efficient way possible. In this respect, our approach is different to that of a selling agent.
