Your questions answered

What happens if two clients have the same brief?

We have a policy of never working for more than one client with the same brief. This exclusive arrangement gives our clients added reassurance that we are acting solely on their behalf.

Do you have access to 'off market' properties?

The majority of properties we buy on behalf of our clients have not yet reached the open market. At the same time, we meticulously monitor the open market and track properties that are for sale, keeping on top of changes in prices and availability.

Do you sell property as well as buy?

We are not estate agents and do not sell property. Whereas estate agents act solely in the vendor's (their client) best interests, we act in the purchaser's best interests. Though we are in opposition, we are not in competition with the selling agent as we do not share any fees.

Do you only source property from estate agents?

We have strong relationships with most selling agents, both local and national, but our team also has long-established regional contacts who provide access to properties not on the open market.

What are your fees?

We charge a nominal initial registration fee, which is simply to confirm your serious intention to purchase a property. We then normally charge a percentage of the price paid once a property has been successfully purchased on your behalf.

What type of properties do you acquire on behalf of your clients?

We acquire all types of residential property, from classic country houses, cottages, town houses, barn conversions, and sites for residential development, to commercial farms and rural estates. In terms of value, we usually start at around £1 million.

How long does the whole process take?

We would hope to have found the right property and completed the purchase within 6 months, but a lot will depend on the specific 'wish list' of the client.
